Job Description

General Job Requirements:

Quality, service and high standards are very important in our Engineering Department to ensure that we meet and exceed customer expectations.

*The position of HVAC/R PM Technician is responsible for the preventive maintenance and inspection of all HVAC for common spaces in the hotel & all of the Refrigeration in the hotel.

*The HVAC/R PM Technician will perform all Preventive Maintenance & basic repairs to 100% completion.

*The HVAC/R PM Technicians primary goal is to make sure all units are operating and running efficiently.


Specific responsibilities include:

Perform Quarterly Inspection on all HVAC Equipment consisting of the following guidelines:

*Filter Changes o Inspecting Condition of belts and replacing as necessary

*Bumping Compressors first and second staging for operation as needed

*Firing off first and second stage heat for operation

*Checking all motors including blower and draft induction

*Testing operation of air dampers for fresh air intake

*Testing all contactors

*Check all fuses

*Check for communication and control between unit and either thermostat or EMS program

Coil inspection and cleaning

*Condensate pan and drain line inspection and cleaning

*Lubricating all moving parts as required


Perform Quarterly Inspection and Maintenance on all Ice Machines consisting of the following guidelines: 

*Inspecting condition of ice curtain, controls, auger, and box

*Cleaning Ice Box and drain lines

*Checking for clarity of ice being dispensed

*Checking water filtration feeding into ice machine and changing as required


Perform Quarterly Inspection and Maintenance on all Refrigeration Equipment consisting of the following guidelines:

*Filter Changes

*Inspecting Condition of belts and replacing as necessary

*Bumping Compressors to test operation

*Checking all motors

*Testing defrost time clocks for operation

*Testing all contactors

*Check all fuses

*Measure and record temperatures and set accordingly

*Coil inspection and cleaning

*Condensate pan and drain line inspection and cleaning

*Lubricating all moving parts as required


*Keep all records of PM and repair for all equipment on file for quick reference

*Report items above and beyond normal in house work to Assistant or Senior Chief Engineer for outside vendor assistance

*Perform other duties and projects as required within the department and hotel.

Education Requirements:

*Overall understanding & basic knowledge and experience with building systems such as HVAC, plumbing, & electrical

*Overall understanding & basic knowledge and experience troubleshooting basic electronics & appliances


EPA Certifications as follows ( must possess or be able to acquire within 6 months of position assignment)

*EPA 608

*EPA Preventive Maintenance Technician

*EPA Indoor Air Quality

*EPA R410A

*EPA Green Certification

*EPA Universal Certification (must possess or be able to acquire within 12 months of position assignment)
